TENANTS TERMS AND CONDITIONS

Once you have decided to take a property, we require an application form completing for each tenant. At this stage we ask for an “Administration Fee” to hold the property whilst we take up references for you. This also includes your Tenancy Agreement and holding of bond in an approved Tenancy Deposit Scheme

The Administration Fees are as follows:

1 tenant £130.00 inc VAT
Couple £160.00 inc VAT
Two tenants £180.00 inc VAT

Applications will not be accepted until you have viewed the property internally.

You must ensure that you have all the relevant pieces of information we require, including photo identification when making your application.

You will be asked to provide full details to enable us to contact two persons for written references. These could include your employer, current landlord or a character reference.

Please note applications are subject to contract, with satisfactory references and subject to the property being available.

Applicants should note that where the application is declined due to unsatisfactory references, the application fee will not be refunded.

Once all references are received, we will contact you and arrange a mutually convenient date between you and the landlord for the tenancy to commence.

ON THE DAY

All tenants must be present to sign the tenancy agreement.

One months rent and a deposit in cleared funds ie. cash or bankers draft will be required. Should you wish to pay by personal cheque, we require at least six working days for this to clear before keys can be released.

An inventory will be given to you to check. This is to protect you as much as the landlord, so please advise us of any discrepancies as soon as possible.

You will be told which management service the landlord has chosen – sometimes you will continue to deal with Andrew Cowen Estate Agent throughout the tenancy, or you may deal with the landlord directly. You will also be given bank details for future rent payments should you wish to pay by standing order, together with contact details for utilities. You will then be given keys to the property once all the above has been completed satisfactorily.

Please be aware that most tenancies will be Assured Shorthold Tenancies and for a minimum period of six months. The tenancy can then be renewed for a further period upon agreement with your landlord on the six month anniversary of your initial agreement. The fee for preparing a Tenancy Renewal Agreement is £35 plus VAT.

An amendment fee of £50 plus VAT may be applicable if a change to the tenancy is required mid term ie. Change in personal circumstances.

An administration fee of £25.00 will be applicable should you wish to change your rent payable date mid tenancy.

You must be aware that you must have your own tenants Contents Insurance in place.
